This superb new cottage at Stinson Beach is a splendid retreat for small families with children or for two couples. The detailed design by architect Mark Hulbert (Preservation Architecture) features radiant heat, natural trims,travertine floors and vibrant interior finishes- it’s ready for you to walk in and enjoy. Less than 200 hundred feet from the beach, the house features beautiful views of the coastal mountains, partial views of the ocean and is surrounded by gardens, decks and balconies. A covered exterior stairs connect the upstairs living area with the downstairs bedroom, adding to the indoor/outdoor feel of the beach cottage. The house is brand new and about as green as they come- compact and efficient. With radiant heat, a solar array, and LED lighting, we can’t consume much less energy. Yet the house is outfitted with the kind of conveniences we all need: satellite television service, HD TV, WIFI, blue ray disc player, and many games- so there’ll be plenty for you and your family to do. Whether it’s sports, movies or internet, it’s there. We have direct beach access (right next door) and some of the toys you need at the beach including surfboard, portable BBQ and beach chairs for a great day at the beach. If hiking is your thing, we’re a short ten minute walk from the Dipsea Trail and Steep Ravine- two of the most stunning trails on the west coast. If you’re like us and food is a major part of your weekend, you'll enjoy our kitchen. The house is set up with linens and towels. We ask you to be very careful with your use of water, as the extreme drought has forced mandatory water rationing by the Stinson Beach Water District. Traveling with children? PLEASE NOTE STAIRS ARE EXTERIOR Master to Living room, Dining kitchen and comfy pullout queen bed.

    Perfect house to start off our vacation. Shannon was great! House was fully appointed with everything we needed for our beach getaway. The location was perfect.     We rent our own property out on VRBO, so I appreciate the need to be fair. Fairly, travelers should beware of this property. It has been carefully marketed, and all is not as it appears. We were billed $45 of our security deposit for an hour of cleaning for a couple of plates we left on the kitchen counter (on top of a truly overkill cleaning charge). We never cooked in this house. Never mind that I finished drying and then folded the load of towels and linens in the washer and the load of rags in the dryer that had to be done so I could clean our clothes. The TV is not a "large flat screen" - it is a 26 inch screen mounted at the far wall of the room, and the remotes do not "remotely" work as described in the instructions left by management. We finally managed to get basic TV (takes 4 hours to watch a 2-hour movie due to the commercials). The outdoor staircase is truly outdoors - the bottom of the house is completely disconnected use-wise from the upstairs. The house is not nearly as large as it appears in the photos, no way it accommodates four people. I agree with the previous review - there is simply a queen sofa of no great quality upstairs. The driveway had an uprooted steel post with its concrete plug partially in the way, making it hard to back in and out. The half-dozen phone calls and texts I got from the manager the day we were to arrive were very annoying - as we were driving down the coast in and out of service. Apparently, there is a "handbook" - which we finally got after we arrived, that is only about 8 pages long, single-spaced, with lots of instructions, reminders, and requests that you bring slippers among other things. Stinson Beach is dark, which is great, but I would not suggest walking from this house along the busy road or the dark beach to a lot of people to get to town at night. 09 October 2015 - 20:45:00

    Our family of four enjoyed the house and the beach immensely. The house is beautifully designed and well kept and has just what you need for a simple getaway. The separate sleeping accommodations (master downstairs and sofa-bed upstairs) worked well for my husband and I and our two teen children. Both beds were very comfortable. The number of windows were a highlight, they made you feel connected to the outdoors even when you were relaxing inside. Shannon was very responsive and helpful.     First- What went right. This property (not really a VRBO but owned by large real estate magnate) fits a niche that is mostly missing in Stinson. You don't have to rent by the week and this is one of two small properties which sleep a couple or small group (unlike most of the large expensive houses in Stinson). It is conveniently an easy walk to town and steps from the beach. The house is very new and has a well stocked kitchen (except no microwave). I would really like to give this place 3.5 stars because the process was so onerous. The property manager e-mails a confirmation (in our case 8 months in advance) and then expects that you carry a 5 page "handbook" of instructions with you to Stinson. When I called her because we couldn't lock the doors, she said she gets these questions all the time and hadn't I read the handbook. I would suggest that if you repeatedly get a question from renters it indicates that the way the information is communicated is less than adequate. Stinson is notorious for bad cell coverage (in our group None for T mobile, some for Verizon and spotty for ATT), but the stated plan is to text the lock code to the house an hour before 4 pm arrival. That makes no sense to so I e-mailed that morning. The bedroom is downstairs which is a hassle but worse was that one window over the bed had no shade and the other shade fell down when we touched it. The property manager knew this was a problem but we spent 4 days without any covering for the bedroom window which is feet away from the adjoining property. For one night our son joined us after a family wedding. We got home late and intended to set up the sofa bed for him. There were no sheets in the house. We spent a long time looking. Finally I remembered another reviewer mentioned laundry in the garage. I went out and unlocked the garage but here was no light switch. Using my cell phone light, first I searched for a light and then finally found the dryer and retrieved the sheets. BTW, don't try to fit the sheets on the sofa bed; the bottom sheet only fits on a feather bed. So many of these issues could be solved by notes/ labels on things in the house (is forward or back hot on the kitchen faucet? ) The final straw was when my son took off with the spare key, I talked the the mngr and sent the keys to her overnight the day we left. Her charge for having her house keeper provide a spare key was half of the "$90/hour" she supposedly pays her. Really? 28 August 2016 - 06:17:00

    A wonderful contemporary place to stay with lots of light and great architecture! Feels high end. Just steps to the beach and short walk or drive to town. The kitchen is stocked with everything you need to cook a meal. (No microwave) The house is small but doesn't feel that way as the layout is well designed. Great patio for dining which is the only outside space to hang out. (No backyard or back deck) The bedroom and full bathroom are downstairs which is accessed via a private outside staircase. (There is a half bath upstairs) The gas BQ can be used at the ground level by the garage so be prepared for some up and down stair climbing while keeping an eye on your dinner. This place is perfect for a couple. It does sleep four if you use the couch pull out bed. Shannon was very helpful regarding any questions we had. If you read the info provided it makes everything clear including the little quirk of turning the key in the right way to lock the door. We left the keys in the lock box as suggested and just used the extra set to come and go. Everything went quite nicely with no issues.     Super easy stroll to the beach with the children and all their paraphernalia! We loved the little patio with a partial ocean view. We enjoyed sitting out having breakfast and dinner there. Newly renovated, comfortable accommodation. The split-level entrance was the only thing that bothered us with two young children (one bed/bath in one unit, then outside staircase to reach 2nd unit w/ kitchen, living and dining space and pull out sofa bed).     We spent a week at this new and beautiful cottage. We were enjoying staying at this neat and comfortable house. There is no full view of the ocean however; you still can see some part of it. There is a short distance to the sandy beach. It will take you just few steps to see the beauty of the ocean.     This was a lovely home. Cozy, but with every amenity one would want. Very clean, light, airy.. Great windows throughout the home to bring in the sea breezes. Just a stones throw from the beach and an easy walk into town. The kitchen was well-equipped and having all of the appliance manuals was helpful.     We completely enjoyed our stay at this contemporary beach house, recently remodeled. It was immaculate and complete with beach gear. It is just a few steps on a private road from the beach and it's easy to walk along the beach into Stinson Beach. The view of the ocean is limited but very few houses in Stinson Beach that are close to the ocean have a good view because of the dunes. The beach is beautiful and there is lots of good hiking nearby. This beach house is perfect for two couples or a couple with teenage or older children.     we loved the place and we had such a great time here. The home is very new and modern, very comfortable and clean. and on a great Culdesac, just steps from the beach. and a view from the patio. Its not a big place, but its nice that the bedroom is a seperate space down an outside staircase. This is very nice for some privacy. Our kids loved sleeping upstairs on the pull out sofa.     It was nice and clean , beach was a walk away , everything was very convenient from the glass wear , plates, silverware, towels , shampoo , blankets ect.     This cottage was quite convenient as it was located just a short walk from the beach. It was also in walking distance to the lovely town of Stinson where we enjoyed several meals at Parkside Cafe and The Lunch Box. However, I feel that the house was misrepresented in the original description. The description stated that there was a bedroom with a queen sized bed - that was correct. The description also stated that in the living area there is both a double pull out and a queen sized pull out. There was no double pull out - only a queen sized pull out. Moreover, although the description states that there is a washer/dryer, we never found it. While the house does sleep 4 there were only 3 bath towels and 2 beach towels. The linens available for the queen pull out consisted only of one flat sheet and one blanket - neither of which seemed to have been laundered before we arrived. The pots and pans were of such poor quality that they could never be cleaned - they were badly stained when we arrived and badly stained when we left. While the house may have been designed by Berkeley Preservation Architect Mark Hulbert - it was not a design that functions well with young children. When we slept we felt like we were in 2 different houses and our young grandchildren were frightened to stay in either of the sleeping areas without an adult.     Bright airy and cheery with beautiful views of mountains and the ocean from the upper deck. Had such a lovely time in this new, warm cottage appointed with beautiful lighting and appliances.     We had a great time here with our older kids. So convenient . Loved the short walk to the beach , made it so easy to just go back and eat lunch if we wanted without having to bring cooler and everything to the beach. Owner was needed a few times and was very quick and responsive. House was clean and nice. If you are making meals, and doing dishes etc, I might suggest a few more paper goods... One small roll of paper towels wasn't enough , and maybe more than 2 dishtowels . Kleenex in bathrooms would have been nice too. Other than that it was a perfect place and we would love to go back!     Just finished 2 night stay. Unit looks very new, clean, high end. Would stay there again. Was a little concerned about the amount of paperwork sent for me to read and agree to. The most detailed list of dos and donts I have experienced. The unit had normal wear -- the interesting thing about the paperwork is that it asked for documentation on arrival of all damage by photo. Even gave example of cracked coffee pot. I could not bring myself to photograph the walls where chairs had obviously scratched the wall (no chair rails) by previous guests or perhaps the owner.
