Unique Perch In The Wine Country - Close, But Not Too Close, To Everything! Our cottage remodel - a former donkey barn built sturdily in the 1970's - is now ready for visitors! New to VRBO but 5 star reviewed on the other big rental site. Private, tranquil and set in 2+ acres of hillside oak woodlands, 200 feet uphill from our own house, we're 2 miles from Sonoma Plaza, and 1/4 mile from Highway 12 at the beginning of the Valley of the Moon scenic drive to all the famous wineries. What we call "The Barn" was remodeled and re-fitted from floor to ceiling in 2015 as a legal "granny unit" - 2 floors, about 385sqft per floor. There is a 12'x12' deck and covered and uncovered patio spaces, as well as a refreshing above-ground salt water splash pool, 18'x9'x52". There is one neighbors house visible through foliage about 100 feet away, but no-one else in the vicinity on 3 sides. The space is best suited for 2-3 on a 30 night minimum basis, but we can accommodate 4 or 5 for an overnight if necessary with a double futon and/or a single bed. Upstairs is the living/dining room, kitchen and a bathroom, with a deck and wide views around the Valley. The living/dining room can also be set-up as a sleeping room with a comfortable double futon - see photos. There is wi-fi and a wall mounted TV with Netflix and Amazon etc for internet-based entertainment. Downstairs are two rooms about 10'x15' each, that open onto a covered patio, one of which has a bathroom ensuite, the other a built-in wardrobe/ closet, but can also be set-up as a sleeping room on request. Guests have sole use of the Barn, and shared use (with the hosts) of walking trails and sitting areas around the upper acre of the property. The pool is closed up from November-ish till it gets warm enough to use in the late spring. Other notes: 1. The private asphalt driveway to the Barn is about 300' and steepish at the curves - vehicles with low ground clearance need to be careful not to bottom out their front/rear upon entering and exiting the drive. 2. The steps of the interior steel spiral staircase joining the two floors are about 2 feet wide and need to be used carefully - larger, senior or very junior guests have the option of going around the outside of the Barn to go between floors. 3. For rentals November - March there is a utilities surcharge of $100 per month, or pro-rated, to cover extra electricity. There is usually good cell phone service depending on the carrier, but guests may install an IP phone at their own expense. 4. The owners will take care of basic pool and yard maintenance once or twice a week or as needed (mostly just checking for leaks, that the pumps are running, and a bit of weeding in the plant beds as needed). Guests may plant in planting areas with the agreement of the owners. 5. For rentals over 60 days we encourage Guests obtain their own Renters Insurance. We do not provide liability/insurance for any rentals for loss or theft of any personal items or vehicles Guests bring on to the property, or personal injury insurance unless injury was caused by some action, faulty equipment or maintenance negligence on the part of the owners. Any damage caused by the Guest or their visitors to the property or equipment is the responsibility of the Guest. 6. There is a small washer/dryer combo unit suitable for small loads.
