Situated just a short two block walk from the historic Sonoma Plaza, this recently renovated mid-century classic California Ranch home provides the comforts of a cozy and private wine country retreat and getaway. The home is situated on one half acre of land, providing visitors with charming gardens, expansive outdoor entertaining spaces and a new 15' x 35' inground salt water pool with solar heating, volleyball net and automatic cover. The renovated ranch-styled home offers an open great room entertainment area with living, dining, kitchen island and cook area with large flat screen tv. The home can accommodate up to 4 persons and offers two master bedrooms with generous sized en-suite bathrooms, complete with shower/tub combo, vanity and toilet area. Just a quick walk to shops, museums, historic sites and world-class restaurants, you can spend each day at your own pace, art and antique shopping, enjoying a relaxing massage at one of the local spas, eating superb local foods and wines from one of our local restaurants or town farmer's market, and all within a short 2 block walk from this unique property. Centrally located in the heart of the California wine country and right off Highway 12, Sonoma Farmhouse Ranch is within easy reach of the Sonoma Valley, Napa Valley, the vineyards of Santa Rosa, Healdsburg, and the Russian River. We are also located within less than a one hour's drive from the bustling night life and excitement of San Francisco. Our Ranch house can be your home base for a fantastic, relaxed and authentic California wine country experience. For guests staying one week or more guests have access the the laundry room in the owner's private pool house. The owner's private hot tub is not an advertised feature of the property and remains locked during your stay. The pool is always available for use, but is solar heated, and NOT heated between approximately November 1 through April 1st. RENTAL AGREEMENT - A complete rental agreement can be obtained from the rental manager Bob McDonald, and through this listing. A COMPLETED RENTAL AGREEMENT INCLUDING CREDIT CARD INFORMATION IS REQUIRED BEFORE BOOKING APPROVAL. The following is a summary of the Cancellation and Occupancy/Noise Policies of the agreement: Cancellations: Either party may cancel the rental up to 45 days prior to the arrival date. There is a $50 administrative fee if you cancel your reservation in whole and part. If you cancel the rental in whole or part on shorter notice than 45 days, and if we are unable to re-book the Sonoma Farmhouse for all or part of your confirmed stay at the same rate, we will retain any Rental Deposit as liquidated damages as required to pay such applicable rate. There is no refund of final rent payment for cancellations 10 days prior to your arrival, unless of course we are able to re-book the Sonoma Farmhouse for all of your confirmed stay at the same rate. There is no refund of rent for an early departure. You agree and acknowledge that we (Sonoma Farmhouse) may exercise our judgement, in our sole discretion, in seeking re-booking of the premises, should you cancel any part of your reservation, and that we are not obligated to accept persons other than those specifically listed below as substitutes for your rental of the property. Occupancy and Noise: You agree as signee that you are at least 30 years of age, will be present and occupy the property during your stay at the property and be the point person responsible for its care and compliance with any conditions of use. You agree that you shall leave the premises in the same order as you found them and that you shall not exceed the number of guests identified in the agreement. If more than the agreed number of persons are found to occupy the unit or property, or if abnormal utility cost are incurred, or if excessive cleanup or garbage removal is required, or if broken glass is found in or near a pool, additional charges for such persons, utilities, garbage removal and additional maid service/pool service will be charged and deducted from the Security Deposit (or credit card). You shall nevertheless be fully responsible for any damage to the premises in excess of the Security Deposit, plus reasonable costs of collection, including reasonable attorneys' fees, if necessary. Damage caused by your guests or invitees (including but not limited to excessive cleaning or damage to the property, fixtures, appliances, linens or furnishings) shall be your financial responsibility as renter. You SHALL NOT HOST special events or gatherings at the Sonoma Farmhouse involving more than your immediate party, as numerated and listed on the signed rental agreement, and shall not conduct any events or activities that might interfere with the peace and enjoyment of the property's neighbors, including any significant noise after 9 pm at night. If you are found entertaining more guests than approved by us in your rental contract without our prior permission, or are creating significant noise after 9 p.m., you will be asked to vacate the property immediately, and with forfeit the remainder of your rental as well as the security deposit.
