Permit/Tax I.D. - STR-0001508 1232 Sutter St. was built in 1914 using bricks salvaged from a city devastated by the 1906 Earthquake. This property was the former home and studio of Robert Hutchinson from 1961-2008. Mr. Hutchinson worked as a designer in San Francisco for over 45 years and believed in working closely with craftsman in many fields to create unique living environment. Many of Mr. Hutchinson's most dynamic pieces remain in the home, such as the burl redwood dining table. The facade was also created by Mr. Hutchinson in 1977 and is unique to San Francisco. The entire building underwent a complete renovation/remodel/earthquake retrofit, from basement to roof in 2010-11. The loft has a private entrance on Sutter Street and a private garage entrance on Fern Alley, which runs behind the building. As you enter from Sutter there is the great room which is compromised of a spacious living and dining area. The guest bedroom is also located on the Sutter end of the flat. As you go further in the apartment there is a guest bathroom which includes a vanity designed by Mr. Hutchinson. The kitchen has been completely updated and remodeled and fit for a chef. Toward Fern alley there is a master suite. Many elements in the master suite were designed by Mr. Hutchinson, namely the custom couches, custom built in shelves and drawers. There are hardwood floors throughout, exposed 'earthquake brick' walls and massive steel columns. The type of earthquake retrofit used on the property is call Moment Frame. There are four moment frames that begin in the basement and reach to the roof and are connected to each other across floor and ceilings. The flat has a 1,000 square foot deck with full Southern exposure. The deck is surrounded by precious orchids. There is a private garage included in the price and a washer/dryer. Although the loft is in the center of town it's peaceful and private. The vibe of Sutter Loft is relaxed San Francisco with a New York, Mid-Century Modern twist. WiFi throughout, TV in master suite and in guest bedroom. Nob Hill, Russian Hill, Lower and Upper Polk restaurants all within walking distance. The blessedly uncrowded cable car is three block away. This line whisks you to the waterfront and the Ferry Building. There are buses one and two blocks away from the loft which will take you anywhere in the city. A unique space you will love. Please note there are 23 steps from Sutter to the flat. Also be aware that my flat does not have air conditioning.
