Permit/Tax I.D. - STR-0001508 1232 Sutter St. was built in 1914 using bricks salvaged from a city devastated by the 1906 Earthquake. This property was the former home and studio of Robert Hutchinson from 1961-2008. Mr. Hutchinson worked as a designer in San Francisco for over 45 years and believed in working closely with craftsman in many fields to create unique living environment. Many of Mr. Hutchinson's most dynamic pieces remain in the home, such as the burl redwood dining table. The facade was also created by Mr. Hutchinson in 1977 and is unique to San Francisco. The entire building underwent a complete renovation/remodel/earthquake retrofit, from basement to roof in 2010-11. The loft has a private entrance on Sutter Street and a private garage entrance on Fern Alley, which runs behind the building. As you enter from Sutter there is the great room which is compromised of a spacious living and dining area. The guest bedroom is also located on the Sutter end of the flat. As you go further in the apartment there is a guest bathroom which includes a vanity designed by Mr. Hutchinson. The kitchen has been completely updated and remodeled and fit for a chef. Toward Fern alley there is a master suite. Many elements in the master suite were designed by Mr. Hutchinson, namely the custom couches, custom built in shelves and drawers. There are hardwood floors throughout, exposed 'earthquake brick' walls and massive steel columns. The type of earthquake retrofit used on the property is call Moment Frame. There are four moment frames that begin in the basement and reach to the roof and are connected to each other across floor and ceilings. The flat has a 1,000 square foot deck with full Southern exposure. The deck is surrounded by precious orchids. There is a private garage included in the price and a washer/dryer. Although the loft is in the center of town it's peaceful and private. The vibe of Sutter Loft is relaxed San Francisco with a New York, Mid-Century Modern twist. WiFi throughout, TV in master suite and in guest bedroom. Nob Hill, Russian Hill, Lower and Upper Polk restaurants all within walking distance. The blessedly uncrowded cable car is three block away. This line whisks you to the waterfront and the Ferry Building. There are buses one and two blocks away from the loft which will take you anywhere in the city. A unique space you will love. Please note there are 23 steps from Sutter to the flat. Also be aware that my flat does not have air conditioning.

    We stayed for 4 nights over the July 4th weekend and were very happy. The loft is stunning, in a great location and had the bonus of undercover parking.     Wonderful stay! Steve was great to work with and the flat is a delight. The architecture and design is interesting and unique and the patio was a remarkable place to enjoy the beautiful weather...an urban oasis.     Very busy location with lots to choose for food. Centrally located to everything and we walked to a lot of locations. Loved staying in a architects home and seeing his creations in the home. They did a nice job of updating the loft while still staying true to his design. Only comment is there was always a homeless person on our front door stoop and back alley for garage door...with that being said I don't know how you could control that.     The home is uniquely designed and super fun. There were many basic essentials provided such as food staples and toiletries. The beds were so comfortable. The location is perfect for many walking excursions. Liquor store, pharmacy, grocery store, at least 6 pubs and many great places to eat within 1-2 blocks. Walking time to union square was 20 minutes. I cannot say enough about the gracious hosts Robert and Steve, they were awesome to deal with and very welcoming.     My colleague and I attended Dreamforce and this location was great. About a 10-15 minute trip to Moscone and a couple of blocks away from Starbucks and Pete's Coffee. I wish the master bedroom had a door for privacy, but overall it was a great experience. 07 October 2016 - 22:34:00

    A meeting of friends in San Francisco made for a memorable visit. Robert and Steve's Loft provided the perfect accommodation. Unique exterior design and very creative and interesting interior. Loved the wall going downstairs to the garage! One or two warmer days allowed us to experience the outside space......very peaceful. Though the second bedroom was considerably smaller, it was comfortable with very little street noise. Plenty of linens and very clean. Many great restaurants nearby. We walked everywhere.     We thoroughly enjoyed staying at this property for four nights in February. It was perfectly located for us as a balance between staying centrally and walkable/ near transit for everywhere we needed to go. The apartment is a total gem and was truly a home from home- it was a bonus to sit peacefully on the rooftop deck for breakfast and an evening drink. The facilities are exactly as described online and the whole place exceeded our expectations- beautifully furnished yet comfortable. Customer service by Steve and Robert was excellent- replies to enquiries were prompt and Steve was very helpful as we arrived late in the evening and got locked out. I recommend this property as suitable for adults- as two couples, but I do not think it to be a suitable space for a family with younger children. we will certainly stay here again next time we visit San Francisco. 28 March 2016 - 23:26:00

    Very accommodating owner and manager. Pleasure to work with them. The space itself is an exceptionally unique experience and it was an honor to enjoy the designs and genius of Robert Hutchison. The current owner's additions are wonderful as well. His art collection that is the back stairwell wallpaper is one of the most entertaining walls I have ever enjoyed. Overall it is like staying in a very cool and fun museum. Great neighborhood location with everything you need within a few blocks. Some light street noise for the guest room but the Master is blissfully quiet. If it hadn't been raining, the back deck would have been a wonderful wine & cheese spot. Disappointed to have missed that unique outdoor experience in the middle of the city. A private garage was an absolutely wonderful bonus that allowed us to modify our logistics and make our stay even better.     I had a meeting to go to downtown with a colleague. She and her husband and I and my wife stayed in the flat. It was perfect! We got Muni cards (available at Walgrens just across California from the Cable car stop) to save on the Cable Car and took the cable car down to the Embarcadero every day. The flat is very comfortable, spectacularly decorated and well equipped. Internet was excellent. We had a post meeting party for international colleagues which went really well! (Easy to clean up!) The one car garage makes having and using a car a snap (although we used ours only a few times, the garage was worth it!). Flat is convenient to shopping (Trader Joe's, BevMo, CVS, Walgrens) and a three block walk to the top of the California St cable car line (goes right past the Mark Hopkins). Steve (Robert's property manager) is very helpful and up to any crisis (we pushed the wrong button on the dishwasher and locked the controls! Steve solved the problem in short order!). Deck is great for reading in good weather. Probably not a great flat for small children, but for us, perfect. We'd return in a heart beat! 07 August 2014 - 16:48:10

    Beautiful, beautiful and spacious home! We loved our stay here. Walked to Fisherman's Wharf, cable cars/bus right around the corner. Few small negatives (far outweighed by the positives!): only one TV in small guest room (living room kind of large waste of lovely space), wasn't able to connect to wifi and master bath could use a privacy door. Owner was helpful and patient (we tripped the alarm a couple times!). Very clean and well maintained. Would definitely stay again! 31 July 2014 - 13:25:04

    My husband and I and our daughter and son-in-law just had the most wonderful stay at Contemporary Loft in SF and it is, by far, our new favorite place to stay in SF. We live two hours north of SF and we come to the city regular for shopping, concerts, plays etc and we stay at hotels and homes and we are so excited that we found this gorgeous, sophisticated modern living space in a vibrant urban setting that is also walking distance to all things SF. From the moment we arrived we felt welcomed and we knew if we needed help it was just a phone call away. We still can't believe we got to stay in a newly remodeled architectural treasure of SF with spectacular artwork and a spacious and sunny deck and that this was our home for the weekend. Just around the corner was Polk Street and Upper Nob Hill and the area was filled with great restaurants, a wide variety of shops, and a vibrant street life with people walking their dogs and sitting at outdoor cafes- it is just a fun and exciting neighborhood in SF-but when you are at Contemporary Loft it is quiet and feels like you are in an urban design oasis.     Looked great at first. Large area space. Needs to be cleaner especially as the cleaning cost are quite high. Dust and dirty shower (brown gunge). Needs that door in the bedroom as there was no privacy in there or anyone getting up in the night woke you up with the light. No sound system or speaker. Not enough wardrobe space as clothes of owners are in that space. Few silverfish not expected. Area was ok. We are not big tv lovers but a tv is needed in living room.     Steve, the property manager, greeted us warmly and enthusiastically. He willingly accommodated our earlier arrival. He then showed us through the house while identifying and explaining many of the interesting pieces of art and sculpture, from the wallpaper of grade 2 children's art and letters, a wall-sized painting to the statuary in front of the fireplace. The dining table is a work of art unto itself. Even the facade of the building is unusual for the area, being inspired by Gaudi. The master bedroom is spacious with a pleasant sitting area and adjacent bathroom. The guest room is smaller and down the hall from the bathroom. The kitchen is fully stocked and spacious; however we only made breakfast there. The property is well situated - an easy walk to the Civic Center area, Union Square, Japan Center and even Chinatown.     My wife and friends spent a few days at the home and enjoyed every minute of it. The space is very roomy and is decorated wonderfully. The design is extraordinary. Location wise we were within walking distance of our favorite restaurants. The outside balcony was an added bonus. The property manager Chef Steve was awesome to deal with, responding quickly to inquiries and he made us feel at home as soon as we arrived.     We were in SF for the iconic Alcatraz Triathlon (my husband's 3rd escape). The loft space was a very comfortable,large and well appointed. It was great to have the garage space for my husband's bike set up and storage. We loved the unique design and history of the space too. It was very comfortable for 2 couples -no competing for bathroom/showers or privacy. Steve Benne the property manager was very friendly , helpful and responsive. A text from us when we arrived at the airport was quickly answered and when we arrived at the apt he was there to meet us. We wouldn't hesitate to rent this property again 14 June 2017 - 14:31:00

    The design of the spacious apartment is unique. It has a large living room, dining area, great kitchen in addition to two bedrooms and bathrooms. There is an added bonus of a large, private patio. The only (minor) concern is a lack of a door on the main bedroom, although the layout still allows for privacy. The location is central, close to Union Square and tons of restaurants and shops on Polk St. It is within walking distance of major points of interest. We walked or biked everywhere. We knew if we needed anything that Steve was a text away. We found San Francisco to be very friendly and would like to return for another visit.
