In the heart of central London a few minutes walk away from world famous Portobello Road, trendy Westbourne Grove and beautiful Hyde Park. Restaurants and bars all on your door step, plus Westfield Shopping centre( largest in Europe) and Oxford Street are just 10 mins by public transport, a shopaholics paradise. Amazing Spacious Top Floor Duplex Flat with Terrace, consists of 3 equally good sized double rooms with king size beds and 100% cotton bed linen, 2 bathrooms 1 En-suite with all washing products included and fluffy cotton towels, makes this duplex flat not only feel airy and spacious easily accommodating up to 6 guests(110 square meters over 1000sqft), but homely too. Separate fully equipped kitchen, with 6 seater dining table and great corner sofa in living room make it comfortable for a family or sharers to enjoy each others company after a hard days shopping or sight seeing. The flat will work equally well for business colleges as there is plenty of working space on the dining table, plus a separate desk area if required with good internet access for multiple users. The rooms are all good equal size with adequate storage. Please note that being so central you'd expect the flat to be noisy but as we're are situated down a dead end road, the flat is very quiet and peaceful, which is very unusual for being so centrally located, but it's one of the only streets in the area that is. Taxi, bus, Tube and even bikes are all 1-3 mins walk from the flat. You cant get better than that other than an Uber picking you up right outside your door step, which is possible. The flat is in a very very central location situated very close to the best public transport in the city(please see pictures), other flats maybe cheaper but they will not be the same size (110sqm/1100sqft over 2 floors like a house) or location, so do look at the travel costs as these will add up as you'll always be traveling longer to get places, which is no fun when on holiday for a short time as you want to make the most of the time you have. The neighborhood is very safe and ladies/teenagers can come home anytime day/night and not feel worried. There is a fully functional lift in the building which is very rare for an old property like this in London. This means the flat can be enjoyed by all ages without any problems making it an ideal family rental. My Calendar is up to date so please if it says dates are available then they are. If you want to know the total cost of your stay simply go through the booking process and you will find out - at that stage you can always decide not to book.

    We loved this place, even thought it was a little run-down (please replace that nasty carpet leading to the flat!). Very well located, not far from Tube and bus stops, and many interesting streets to explore. I'd gladly exchange my expensive Tempur-pedic mattress for the one in the flat--I slept like a baby. Bedrooms were downstairs, and upstairs was a lovely light-filled living room where we could relax. Plus, unexpectedly, a small balcony with a table & chairs to sit and drink and take in some London sunshine. Would have given 5 stars for a dryer (along with the washer--thought it was a combo but looking up the model # online convinced me otherwise) and the ripped & stained carpet leading to the flat.     The Notting Hill tube station for all of central London is just two blocks away. Many stores for food shopping and all other requirements are "around the corner." Many excellent ethnic restaurants are very close by. We survived quite nicely without any provision of television services. Clothes washer without dryer was okay as there was an expandable rack to hang wet clothes on. The cafetierre and Keurig-type coffee-makers were good as was the microwave. The 3 bedrooms had quality bedding. What made deficiencies cry out were: 1) no pot large enough to boil pasta. 2) No frying pan large enough to accommodate a regular-sized whole fish (sole). 3) Not enough glasses or dishes to even half fill the dish washer. Therefore, we hand-washed but there was no dish rack to place wet dishes to facilitate drying. Owner needs to provide a dish rack at the sink. 4)The carpeted hall stairs outside the front door needs carpet replacement. Multiple worn areas are covered with duct tape. 20 January 2017 - 00:42:00

    The property was exactly as pictured and described on the web site. We did have to pay an extra 20 pounds for arriving after 10 p.m. (We arrived at 10:10). The kitchen was very well stocked. No a/c and it was quite warm while we were in London but with open windows we were quite comfortable. The flat was clean and well appointed. The flat is on the 3rd floor but there is a nice little lift that made getting bags up and down very easy. The tube station was very close by so getting around was quite easy. One of our groups who suffers from many allergies seemed to have a reaction in the flat. She thought maybe there had been cats there in the past. 31 August 2016 - 10:56:00

    Great location with good eating places, markets and Kensington Palace within walking distance. I thought it was over priced for a "luxury" apartment as was everything in London. There was no television for news or evening entertainment. It could use a little maintenance to clean it up. We did not have enough towels for 5 people. The light bulbs were not working outside/inside the door so made it very difficult to find the right key. The carpet should be cleaned or replaced. The kitchen was very nice. Only one chair on the balcony. The location was great and our family loved the area of Notting Hill. 21 August 2016 - 14:53:00

    The location of the flat was perfect for our group of 6. Right around the corner from the wonderful Paul Rhodes pastry shop (we were there every morning), 1.5 blocks from Notting Hill Gate tube stop, and easy walks to Portobello Road and Kensington Gardens. There were minor cosmetic disappointments which to us detracted from the luxury description --worn carpets, patchy paint, dead plants in the window boxes. However, these were outweighed by the overall experience, which was very good (a convenient, safe and clean location; comfortable, quality beds; reliable WiFi; a deck for fresh air, and a washing machine). 14 August 2016 - 06:28:27

    This apartment was very well located and had everything we needed for our 5 days in London. Priyan and his wife were very helpful and accommodating and Priyan was always quick to respond to messages both before and during our stay. The flat had plenty of room for our party of 5 and having access to the full kitchen and clothes washer was very helpful compared to hotel rooms. There was not a clothes dryer but there was a clothes rack to hang the clothes. The carpet in the flat was a little worn but the tile or lament in the hallways and kitchen appeared to be new flooring. The kitchen was modern and had everything we needed. Overall the flat appeared to have been partially renovated recently and overall we were very happy with the accomodations. Unfortunately London had a heat wave while we were there so we definitely could have used air-conditioning or at least some fans but this is probably not a concern most of the time in London. The flat is located close to the Notting Hill Gate tube station, which is well connected to get everywhere you need in London. There is plenty of shopping, food choices, etc. within close walking distance as well. Kensington Gardens is just a few blocks from the flat and the Diana Memorial Playground is great for kids.     Priyan responded very quickly to all of my inquiries before, during, and after my stay. This gave me a level of comfort, as there are many scams associated with HomeAway/Airbnb properties. I will admit to being a bit nervous. Not to worry - this property is legitimate. I had instructions to contact Michael via text as he would be meeting us at the property to give us the keys and show us around the flat. He also responded promptly and was at the flat when we arrived from the airport. The lift was operational when we arrived, which was a relief, since there are a lot of stairs and I would not want to lug my 60lb suitcase up them. All of the bedrooms and bathrooms are on the main floor and the kitchen/living area/balcony is on the second floor. The pictures on the site accurately reflect the dcor and layout. There is no A/C, but we didn't need it. There is also no TV to watch. This did not really bother us as we were never there except to sleep, but just fyi in case this is something you would require. The neighborhood was great! A quick 5 minute walk to the Starbucks and Circle line. We used that the entire time we were there. We ate at the local restaurants, and shopped at the local Tesco Express which was just a few blocks away. Would highly recommend all of them. I was not a fan of British food prior to this trip - however, my opinions are now changed. I think staying in a neighborhood gives you better variety and quality than in a hotel. We used Uber or Gett Taxi (flat fare) which was very convenient and a better value than just hailing a cab. Overall, we enjoyed our stay and I would stay here again. It is great to have the extra space that a hotel does not afford, and have the ability to eat breakfast at different times before heading out for the day. Thank you for your hospitality Priyan!     The location is perfect. Very scenic area only a block or so from the Notting Hill tube stop. A very nice bakery on the corner for English Scones and a Starbucks nearby as well! We did the 'hop on, hop off' tour and were pleasantly surprised that there was a stop 50 metres away! The flat itself was large with three spacious bedrooms on two floors. This is a welcome difference from a typical hotel room. It was nicely equipped with a nice furnishings and decor. For those travelling from North America, note that the beds are European King which is more like a North American Queen, but the beds were comfortable and we were very pleased. 01 April 2016 - 05:14:38

    I loved the location. Just a couple of blocks from Hyde Park. Although it is just a block off of a main road [Bayswater Road] - it is very quite. The incredible bakery "Paul Rhodes" is just one block away. There are several close by restaurants, including De Amicis, The Champion and Zizzis. A grocery store is just a few blocks away. Hyde park is wonderful for an early morning run or walk. Portobello Road Market is an easy walk from the flat. Transportation is very easy, the buses run along the main road and the tube is just a couple of blocks away which will take you all over London. The flat is very clean - the beds are comfortable [queen size in American terms] - and the upstairs living area is beautiful. The kitchen is recently renovated and very nice.The flat has WiFi which worked well for communication to the states and finding our way about. Much of London is wired, so it is easy to stay connected. I would rent this flat again in a heartbeat! The lift was not operational while we were there. This is fine for those who have no problem with stairs [two story flat which starts on the fourth floor] - but I would advice that anyone traveling with the elderly or someone who has mobility problems to consider other accommodations if the lift is not operational.     The location is great for seeing the city sights without a car. We walked everywhere and used the convenient tube station a couple of times. Was grateful for the lift to get our luggage up to the fifth floor. The beds were very comfortable and overall amenities were great. The book in the apartment has some great suggestions for places to eat in the area. I agree with some other reviewers that this would be a lovely flat if it had a coat of paint, had all the dead plants removed and had the duck taped carpets replaced.     The flat is spacious, well appointed and in a terrific location. Safe area near the Notting Hill station for the underground, with easy access to buses, taxis or walking. Couple of key things: There is a small elevator to the 5th floor, there is no dryer but you can hang clothes in the bathrooms on the towel warmer, there is no TV either but would recommend to Pryian to perhaps buy a license so that visitors can stream BBC on their own devices, and there is WiFi as well. If there is a group of you staying, remember to bring multiple adapters to charge your devices. There was 3 of us, each with a phone and tablet so we were always looking for a spare adapter to use. As for the carpeting and painting, yes, it is worn so replacing and painting would really make this flat luxury but it doesn't detract too much from the charm of the place. If something happens in the flat, Priyan is very responsive and does his best to resolve the situation. It's really like staying at a favorite friend's home and I would definitely stay again.     We loved our experience. Priyan is an outstanding owner. Flat was well supplied, clean and quite comfortable. While we didnt use it because we were there in December, there is a wonderful private outdoor deck. Well stocked and Priyan told us if we thought the kitchen needed something, we should let him know so he could pick it up for us. Bedrooms were all comfortable and spacious.
