Waters End sits in the fabulous countryside of ‘The Garden of England’ surrounded by all the lovely things to see and do in both Kent and Sussex. We are a short drive from Leeds, Scotney, Bodiam,Tonbridge and Dover Castle, Knole, Chartwell, Hever Castle and Batemans. Gardens are Sissinghurst, Great Dixter and Pashley Manor, Marle Place, Groombridge, Igtham Mote and the orchards of Brogdale. For history the Cinque ports, Canterbury cathedral, historic Chatham Dockyards and Battle of Hastings in1066. Lovely towns and villages, Cranbrook, Tenterden and Rye, dotted in between are Oast Houses, Windmills and Hop gardens, in amongst those are many Golf Clubs such as Chart Hills and Dale Hill. For the younger Port Lympne Wild Animal Park, Camber Sands, Dymchurch and Tenterden Railway. There are also Churches,Museums and activities such as Cycling & walking at Bewl Water and Bedgebury. With many other joys to be had, fine food,beer and wine, lovely country Inns & three Michelin * restaurants. Hop Bine is a weather boarded barn conversion situated on the farm of Waters End, accessed by own private drive, stands in 40 acres of lovely Kent countryside. Hop Bine Studio is south facing with French windows leading into a well furnished room with a high ceiling and slate floor. The main room is uniquely designed to maximise space with best quality cotton laundered linen and feather pillows on a custom made bed with a fabulous super king vi-spring bed. There is a bathroom en-suite with a generous sized shower and also a well equipped kitchen with four ring induction hob, micro/combi oven integrated dishwasher and integrated fridge with freezer box. TV and DVD players and WIFI. Well furnished throughout and table and chairs on the patio for alfresco dining and an Oak Framed Granary which provides you with a delightful sitting room with second tv and record player too. Rated 5 star by tourist board and 5 star Gold AA. Extremely comfortable for two persons.

    Hop Bine Studio was an excellent base for our weekend away in Kent. The studio provided all we needed and was 5 Star in everyway.     This Studio in the countryside in Kent was just perfect for a relaxing holiday. Jill was so welcoming and helpful. The kitchen was very well equipped making it easy to cook our own meals from the local produce both from Jill's farm and bought at nearby farm shops and the local Supermarket. The table outside was perfect for a casual dinner and wine in the twilight. The bathroom was very modern and clean.The bed was super-comfortable and we slept very well after our days looking at the local area. The small local towns were so charming. We had chosen Hop Vine Studio because it was close to Sissinghurst, but we found many other famous houses to visit too, including Leeds Castle. There were many local restaurants and pubs nearby for meals. we enjoyed a night out at the Woodcock Inn, which had an extensive menu and excellent Chef. the WiFi access was very welcome and the connection was very fast. The only thing missing from the Studio was a washing machine. as we were travelling and staying in Kent for a week, we made do with hand washing and our clothes dried quickly as the days were warm. we would totally recommend this lovely, relaxing location in this clean and very comfortable studio. there was still so much to see in Kent that we would love to return here again.     We were hoping for an early spring-feeling, a little sun maybe but we certainly weren't expecting a blizzard! Fortunately we were staying at this lovely place so the unexpected cold, snow and icy wind could not at all spoil the fun.We have stayed at Waters End Farm before, it is just one of these places you want to come back to. Since the b&b was closed this time of year we were happy to try out the self catering facilities they offer. Since it was just the two of us we were staying in the brand new Hop Bine Studio. The studio is small but big enough for two because of the clever, and optimal use of space. One large room functions a bedroom and living/dining room. The bed folds in to the wall to create living space during the day. This is great for a longer stay but since we were there for two nights only we didn't even bother to do so. There was enough space to set the breakfast table in the morning and in the evenings we would dine out anyway. There is so much to see and do in this area that one leaves after brekfast and doesn't come back before or even after dinner. But it's good to know that on a rainy day on which you just want to stay in with a book, you can simply make the bed disapear and enjoy the extra living space. The bathroom is ensuite, which is just one of those things you absolutely want when on holiday, it has a really large shower and lot's of space to put away al your bathroom necessities. In another seperate room you find a really lovely country style kitchen. More than big enough for two, good quality material (hob, oven, fridge), lovely cupboards, very well supplied with all the utensils, cutlery, ... and as top of the bill: A small dishwasher! Yes, cause when on holiday you don't want do the washing up, not even if it's just for the two of you.There is a door between the main room and the kitchen and the hob has a good cooker hood so you should not worry about sleeping in cooking odors.The whole studio is heated with underfloor heating which was absolutely sufficient (and we KNOW, for there was a blizzard going on outside) There's also a cute little electric heather to bring a little extra warmth and cosiness if you want. Outside you have a terras, which we obviosly didn't use durig our wintry stay.Oh and note, Waters End Farm is famous for the hospitality of the owners and the superb mattresses on all the beds!( And it's grand location ofcaurse.)This is a place one higly recommends but at the same time wants to keep it a secret! 20 March 2013 - 10:58:32

    We have just returned from three nights in the Little Hop Bine and Granary (a studio type accommodation with separate kitchen and shower room, and a lovely seating/relaxing space in the Granary just next door) and it was exactly what we were looking for! We received a very warm welcome from Jill and Maurice (cake and tea waiting - what a treat!) and the setting was so peaceful, set in beautiful countryside. The property is of a very high standard and the kitchen had all the utensils/cutlery/crockery we could want, with a bonus of a dishwasher.     A great place to relax. Lots of peace and quiet in a beautiful setting. Jill is a very gracious host, we really loved the fresh cherries and the scones and cake. The Grannery is a great plus to this property. It provides a sitting area outside the main room. The kitchen is well equipped, the wifi very fast and steady.     Just returned from a fabulous four night stay in the studio. It had everything we needed and more. The beautiful cake and cream scones in the fridge on arrival was a real treat. So peaceful and quiet with lovely walks on your doorstep. JILL and her husband made us feel most welcomed. A real home from home. Can't recommend highly enough.     Terug in de Hop Bine Studio. Voor de tweede maal in n jaar. Dit voelt als thuiskomen. De cake en scones staan op ons te wachten. Maurice was heel behulpzaam bij het uitstippelen van de wandeling. We zouden ter plaatse vertrekken en in de omgeving wandelen. Verdwalen dat deden we liever niet. Naar de molen van Sandhurst en terug was perfect 2 uur. Een keuze maken uit de vele bezienswaardigheden en wandelingen is niet gemakkelijk. De natuur is op dit moment in "the garden of England" sprookjesachtig. Bosanemonen bloeien volop, de "bluebells" komen op. Kortom ons verblijf was perfect. Dank je wel Maurice en Jill. We komen terug ! 11 April 2017 - 11:02:00

    We had the loveliest weekend in the Studio. It was exactly what we wanted for a short two night break, very quiet and private. The kitchen has everything you need to cook, and the owners welcome was warm and friendly, including a delicious homemade cake and scones. Underfloor heating beneath plate tiles are sublime, and the shower was hot and powerful. Bed very comfortable and good selection of DVDs. Other little touches are hair dryer, iron and board, good cupboard space and outside table to sit at on decking. The Farmhouse is extremely picturesque and Kentish, lovely to walk around the grounds with ponds and streams. We will be back. Highly recommended. Thanks so much for our stay.     I went there for a break from the world after Christmas mayhem and came away feeling deeply calm and revived. In the barn itself everything I used or slept on or looked at was beautiful. It felt like I was being thought about and looked after with real care and consideration just by the way the barn has been appointed. I really felt spoilt by the warm floors. Luxury. The view, even in winter, is stunning. I sat and watched the sun hit the windmill in the distance every morning , past the lakes and I wouldn't have wanted to be anywhere else at that moment. I went for quiet, but the barn is equipped to be a perfect party house if that is what I had wanted. I have come away prepared to recommend it to everyone I know. My only reservation about that is that I might have trouble renting it again myself , which is something I intend to do . When you arrive and Jill says there is tea ready for you downstairs don't expect milk and a tea bag! I found cake and scone and home made bread waiting for me. That epitomises my stay really .     Das Hop Bine Studio auf der Waters End Farm ist ein guter Ausgangspunkt, um Kent zu erkunden. Das Areal und die Wohnung sind groartig.     We stayed for a great week in the small but lovingly furnished Hop Bine Studio. Waters End Farm lies in a wonderful surrounding. Starting point for long walks or just to roam around the beautiful farm. The dog was very happy about his own garden and a lake to swim. Jill and Maurice are fantastic hosts. We felt very well there.   13. We stayed in Hop Pickers Cottage for 2 weeks and had an amazing holiday. The cottage was perfect - roomy, comfortable and well equipped to accommodate all our needs. The property is stunning; it's beautifully maintained in a most picturesque setting. It was lovely to wake each morning to the birds chirping and the sun shinning (on most days)! Jill, Maurice and their sons were most gracious hosts and responsive to all our needs and questions. They are skilled in providing 5 star hospitality! Waters End Farm was an excellent choice for us to use as a base to explore the beautiful countryside of Kent and Sussex.     We arrived in the pouring rain late in the afternoon. Woke up the next morning to sunshine which we took advantage of by walking around the property and lane. We are staying in the Hop Bine Studio which is cozy and just big enough for two. Jill is on holiday so Chris and Peter have been very gracious answering our questions. We had spent the week before on a bike tour in Ireland and our supply of clean clothes was running low but Chris was so very nice and did two loads of laundry for us. Thank you very very much Chris. The property is gorgeous. It is quiet and tranquil. I'm writing this review as we sit on the terrace having our breakfast. We've opened the gate to allow one of the chickens in to visit.     We had a wonderful experience at Waters End Farm celebrating our 35th wedding anniversary. Our goal was to enjoy the real England and the Hop Bine Studio provided a great base for us to visit many wonderful historic sites and allowed us to experience the genuine culture of the south of England. An added bonus was being there during the hop harvest! The farm is beautiful and peaceful and Jill was gracious and welcoming. Tea set out for our arrival was lovely.     We loved our stay and recommend Waters End for anybody whom enjoys quiet and comfort, beautifully furnished property for up to four people, great for one or two couples or a family. There is plenty to see and do and although this time we just wanted to chill out we are already planning to return in the early summer to visit Sissinghurst Gardens and Great Dixter which are only ten minutes drive away, and we have already mentioned to two of our cycling friend about Bedgebury Forest. We cooked this time and I've got a serious case of kitchen envy but next time were going to explore the lovely local Inns.     The farmhouse and grounds are beautiful and in a really quiet spot away from the hustle and bustle. Our accommodation was reasonably priced but was rather limited for space. If you don't have lovely weather to use the outside space time spent in the studio was rather dark and restricted. 05 September 2016 - 09:36:00

    We had a wonderful week, the cottage couldn't have been better, it's beautifully decorated, equipped to a very high standard and made even better by the homemade scones, butter and cake left out for our arrival. The location is stunning it's situated in grounds with lakes and paddocks. The surrounding area is great too, there's so much to see and do including country walks, windswept (we were there in February) beaches, Castles and lovely village pubs to name a few.
