The basement studio comprises a 22 square metre living/sleeping room with double bed, sofa bed, wardrobe and closet. Television is provided, as is wireless broadband for internet access. There is small dining table with chairs, and linen and towels, iron and vacuum cleaner are all provided. There is a good sized bathroom (4.3 sq m) with bath/shower, washbasin, extractor and toilet. The kitchen is compact (2 sq m) but well equipped with oven, small hob, refrigerator, washer, dishwasher, toaster, kettle and microwave. Cutlery and crockery are also provided. Access is by by stairs or lift from the communal hallway.

    We have just returned from a five night stay in this lovely flat and found that it was exactly as described. It was clean, cosy and well maintained. Malcolm replied promptly to all my emails when enquiring about the property and making the booking, and he and his wife were most helpful when we arrived. The flat is located in a great area close to public transport, and the Victoria and Albert Museum, the Natural History museum and Hyde Park are all within walking distance. There are three supermarkets within a five minute walk from the flat so we were able to buy supplies for breakfast and eat in the flat before heading out for a day of sightseeing. There are plenty of cafes and restaurants nearby. We loved our stay there and would highly recommend this property. 01 August 2016 - 11:41:00

    I'm so glad I chose this place, mainly because what is described and the photos that are shown actually do match the property, which is really important when you're making a booking from half way across the globe! My son (aged 9) and I stayed there for 10 nights, in the month of January, so the heating was of course essential - I hate being cold - and there were no hassles with that, nice and warm. I'm fussy when it comes to bathrooms, especially when you're staying more than a week and I couldn't fault the bathroom at all, it was great. As already mentioned in other reviews and Malcolm's replies, there is construction going on next door but if you're out most of the day this is fine.     We were in London just for a few days and this flat was perfect for what we needed. It was one tube ride from the airport (Picadilly Line, about 40 minutes) and is in a nice neighborhood only steps from Harrods and a few blocks from the subway. It was very comfortable and enough space for my husband and I. It is a studio but the kitchen has everything you would need (we actually cooked) and the bathroom is quite large. Even though it is in the basement it has plenty of light and we found it very relaxing at the end of a busy day. Malcolm met us at the flat and was very easy to communicate with. He helped us with directions and locations of sites that we were interested in. We would definitely stay here again when visiting London! 13 April 2017 - 02:51:00

    My sons and I spent 7 days in this flat. Malcolm and his wife were very efficient and nice in guiding us, and we found the flat to be perfect for our needs.     We recently spent a week in the flat and enjoyed our stay very much. We are frequent visitors to London and we find the area of Knightsbridge/South Kensington our preferred location. Easy access to/from; Heathrow and central London. The flat was clean and well equipped. As others have mentioned the flat is on the lower or, basement, level of the building. However the flat is bright and we never felt as if we were lacking daylighting. The found the size of the flat (a studio) to be perfectly adequate for a couple. The studio has a separate kitchen, (small) an entry hall where you can hang coats and leave your shoes, and a rather large bathroom. I can confirm there is a renovation project ongoing next door but it never bothered us as the work hours are not long, we were usually out of the flat during this time, and when were around we didn't find the work to be noisy.     The flat is very quaint and well situated near the Knightsbridge tube station. Very close to Harrods! Our hosts, Neghat and Malcolm were so gracious and went out of their way to assist us when we had to relocate due to a water problem caused by construction next door to the flat.     What an absolute delight to walk onto the street of Beaufort Gardens where this cozy flat is located. Brompton Street (Road?) is super busy and incredibly noisy but as soon as you turn on this street all that disappears in a hurry. This basement flat is the perfect size for one or two people while in London. Cozy yes but I use that word with all its positive connotations. Everything inside is only a few steps away. There is enough room to comfortably walk around each of the pieces of furniture. There is enough room to stretch out on the couch and to easily use the desk. The kitchen is galley size but is laid out so that it is easy to use and not at all cumbersome. We cooked in at least once every day during our stay and had no problems using the kitchen. At the top of the list is cleanliness - wonderfully clean upon arrival. Yes, the buildings next door are undergoing substantial renovation and are encased in staging but there is no disturbing noise coming from that site. The construction workers were all quite considerate of the neighbors and always were pleasant to interact with. Groceries are no more than a two minute walk away, cabs are frequent and easy to obtain, the Knightsbridge stop on the Piccadilly underground is just around the corner.     My daughters and I ended up staying at Malcomb's home property number 1775783 due to storm damage at property 1048009. We felt very safe, the place was larger than we expected. The bathroom was very nice and both beds comfortable! We also had the luxury of air conditioning.     My mother and I were informed that the flat at Beaufort Gardens, Knightsbridge had been damaged by flooding, and would not be available for our holiday only a few days before we were due to arrive. We were given an apartment not too far out from where we wanted to be. While a nice apartment, it proved to be quite noisy on a night as it was right next to the railway line and there was a lack a basic facilities. 01 June 2017 - 15:06:00

    Look no further for a fantastic place to stay for a great price in London. We are a family of four (two young boys) and while it was a tight squeeze the studio had everything we needed. It was clean comfortable and Malcolm and his wife were wonderful owners. The location is excellent with easy access to two tube stops and a few quick steps to the bus. While the adjacent street is bustling the flat is on a very quiet street. For a young family, it is very close to Hyde park with some great open space and fantastic playgrounds. If we could keep our kids from growing we'd stay here again but I'm afraid we'll outgrow it before we get back to London. If Mom and Dad happen to get a child free getaway to London we'd stay here again without a doubt. 01 August 2014 - 20:31:25

The apartment has everything you could need, has plenty of space, is convenient to the London Underground and Malcolm was very easy to work with and great with advice.     My two children (11/9) and I stayed at the flat for 3 nights. The owners were very good in the communication and allowed an early-check in. The flat was very well accommodated -- we used the kitchen each day for breakfast and dinner. There are three grocers all within a very short walking distance. The sleeping area was warm, the beds very comfortable, and the highspeed internet was exceptionally fast. Bring your bar soap with you -- we left a stock of napkins for the next few guests. Otherwise there was plenty of other utility items. We saw a few tenants using the stairs outside the windows to access the common area for trash/recycling, but it was not intrusive. Plus we were out of the unit most of the day sightseeing. The area felt incredibly safe. The location is a great thing at this flat. It is right on the Jubilee tube line, so pulling our baggage a few blocks was not a problem. (It was so close to the Knightsbridge station that we accidentally walked past the street the first time!) Walking distance to several museums, and right along Brompton road which has a ton of bus routes.     My wife and I just spent 6 days in London seeing the sights. This is a great location. Convenient tube stop. You can easily get around all of London, and also use the excellent train service for trips to the countryside--we did Stonehenge, Bletchley Park, and Hampton Court. Kensington Palace and Park right there, (great for jogging), plenty of restaurants of all varieties, Prince Albert Hall an easy walk. Well stocked, fantastic TV.     We have stayed twice in Malcolm's charming flat, and had booked to stay again for our third visit in June. Unfortunately, due to circumstances completely beyond Malcolm's control, the apartment was damaged and was uninhabitable. I am reviewing the apartment to say how much we appreciated the huge efforts Malcolm went to in order to find us alternative accommodation at very late notice, and at a very busy time in London. He immediately contacted us to tell us of the problem, and then found very suitable accommodation close by. He then kept in touch to make sure we were happy with the alternative accommodation. He really did a marvelous job to sort this all out. We have very much enjoyed his apartment on the 2 previous times we have stayed there - it is spacious, and charming, and in a beautiful, quiet tree lined cul de sac - yet right near the shops, restaurants and tube station of Knightsbridge.     We were so very impressed with our stay and hosts during our visit to London. The studio was absolutely perfect for the 3 of us. Very cozy! We had use of everything we needed and more. Superb location to walk to all the nearby sights. A&V Museum, Buckingham Palace, Hyde Park, Big Ben, so many more. We never had to hire a car or take the tube excluding the journey from the airport. Our hosts were also very understanding and helpful both when we arrived and when we left, as we were running behind schedule both times. They provided us with a lovely little snack basket, in addition to various staples such as tea, cereal, and other dry goods. We would definitely stay here again.     We had stayed at this apartment 2 years ago and booked again. The apartment is well located, easy to get to and has lots going on nearby! Like other reviewers, though, we didn't actually stay at the Knightsbridge apartment due to flooding damage. We stayed at Malcolm and Neghat's 2 bedroom apartment in the St. John's Wood area. Neghat greeted us at the apartment, showed us around, left us with curry dinner, a fridge stocked with basics, and snacks! They are absolutely wonderful hosts. I appreciate the efforts that Malcolm made to ensure that we had a place to stay and weren't left to figure out new accommodations on our own. We enjoyed the St. John's Wood neighbourhood and loved the courtyard garden and newly renovated apartment. We would definitely stay at Malcolm and Neghat's place again. 27 July 2017 - 02:23:00

    So, I am giving five stars not for the Kensington studio flat, which we didn't stay in, but for the efforts of Malcolm Barnicoat, our host. A few days before we left for England, I received a text from Malcolm saying that due to a catastrophe, we would not be able to stay in the studio. Turned out there had been a torrential rain and the drainpipes had backed up and created an indoor flood. Since I had made a different reservation through airbnb many months earlier only to have it cancel three weeks before our departure, I was beginning to feel that our trip was cursed. A second cancellation? What are the odds? However, while my airbnb host had simply thrown up his hands and blamed airbnb's enforcement of a new (Dec.!) rule that flats could not be rented more than 90 days in one calendar year, Mr. Barnicoat took full responsibility for finding us a new accommodation. At first it looked like we might stay at his two-bedroom St. John's Woods place, but then that didn't pan out because a lodger wasn't able to move out when expected. Finally Malcolm found a small apartment in the same area as the studio (Kensington) and rented it for us. It turned out to be a one-bedroom, so larger than the studio, which was nice since there were three of us, in the Point West apartment building on Cromwell Rd. It was a little noisy, but boy was it preferable to spending precious vacation time trying to find a place last-minute myself (we were already elsewhere in England when we found out the St. John's Wood arrangment had fallen through). Although it was a little more expensive than the studio, which I'd already paid for, Malcolm didn't charge more. I suppose I could have canceled and tried to find my own place, but it likely would have been much more expensive renting shortly before arrival and we wouldn't have been able to stay so close to central city. We stayed seven days and had a blast seeing all the museums, the Tower of London, doing walking tours, eating out, riding bikes in the park, etc. So all's well that ends well! 07 June 2017 - 21:41:00
